Below is a list of answers to our most frequently asked questions. If you have more questions, please don’t hesitate to contact us with your inquiry. We’re happy to assist you in any way we can.

How do I invest in the fund?

Simply complete one of the Application Forms which are included in our Product Disclosure Statement (PDS) and send it to us with your cheque attached. Alternatively, a direct deposit can be made by arrangement with us. To obtain a copy of our PDS you can either contact us via the ‘Contact Us’ page, or you can download the PDS on The Investment Fund page.

What is the minimum investment I can make?

The minimum initial investment is $5000. You can increase your investment at any time, by a minimum of $5000.

Are there any entry or exit fees?

You do not pay any entry fees or exit fees.

Your investment in the Sydney Fund is for the term of the loan and you may only withdraw once the loan is repaid.

What happens to your money?

On receipt of your money, we will enter your relevant details in our investors register. Your money is then placed in an interest bearing deposit account until you are invested in a mortgage investment.

How long do i need to invest for?

Investors are issued with a supplementary Product Disclosure Statement which provides you with details of the loan, the borrower and the expected term of the loan. You are entitled to withdraw from the Sydney Fund when the loan has been repaid by the borrower.

How secure is my investment?

We adopt a highly disciplined investment process which is managed by a team with more than 45 years experience.

All loans are secured by a first mortgage over freehold or Crown leasehold land. Because we will hold the position of first mortgagee, the debt owed to the Sydney Fund will have priority over all other debts which may be owed by the borrower on the property (with the exception of statutory charges such as rates, GST and land tax, and in the case of a unit, body corporate levies).

The Fund primarily invests in a portfolio of loans secured by registered first mortgages.

 

How are returns paid to you?

Subject to availability and the terms of the particular mortgage investment, the Sydney Fund will make distributions monthly, which are paid directly to investors’ nominated accounts.

Can you make withdrawals?

Unless a substitute investor can be found once your funds have been allocated to a mortgage loan then it is not possible to withdraw until the mortgage has been repaid. However, where your monies have not been allocated to a mortgage investment you may withdraw all or part of your monies provided that each withdrawal request is $500 or more.

Dispute Resolution

Complaints can be made:

(a) by telephone to the Complaints Hotline on 1800 644 805;

(b) to the Complaints Contact Person – Gina Sly gsly@shsl.com.au;

(c) to individual staff members (with whom the Complainant
has had dealings);

(d) to the Company generally, by written letter

Resolution Process:

Where a complaint is received SHSL must within 5 business days send written notification of the complaint. The Complaints Contact person will then proceed to investigate the complaint and a determination will be notified in writing within 30 business days. Should the complaint remain unsolved at this point then it will be referred to Senior Management for consideration.
